The Buying Process
Buying a new home doesn’t have to be stressful. I am here to guide you every step of the way, with proven strategies that allow me to deliver for clients time and time again. Are you thinking of purchasing a new home? Learn more about the process so you are fully prepared.
1. Connect With Me!
As your real estate agent, l am here to guide you through every step of the purchase process, and beyond. Our initial conversations will be focused on understanding your goals and priorities, and setting expectations on what's to come in order to set you up for success!
2. Get Pre-Qualified
Before beginning your search, our first step is to get you pre-approved for a mortgage loan (unless you will be paying the full price of your home in cash). | am happy to connect you to a lender or mortgage broker. Based on your income, savings, and credit history, the mortgage broker will determine how much you qualify for and what options are available to you. This will help you determine the price range for your search and put you in a position to act once we find your dream home.
3. Search for and Visit Properties
Now is the time to consider your ideal home's location, features, and amenities and to start looking at available homes in your price range. Some homes we will view online, some we will drive by, and others we will tour in person. We'll use the Compass platform and an ‘elimination’ process to make sure you don't miss anything and give you access to exclusive Coming Soon and Off-Market properties.
4. Packaging and Submitting Offers
Once you identify a home you want to move forward on, we'll prepare an offer package. I will complete a Comparative Market Analysis to give you a sense of value and we will strategize on what terms to put forward based on what you are comfortable with and what the seller is likely to accept. This is packaged with a Proof of Funds (POF) for the down payment + closing costs and Pre-Approval Letter. In today's market, it's usually best to come in strong. We may be competing with other buyers and/or have a back and forth with the seller to come to an agreement on terms.
5. Escrow Process
(Life of an Escrow: assuming a 30 escrow period)
Day 1 Once offer is accepted, escrow is officially open and the clock begins on contingencies.
Day 2 Contact your insurance agent for homeowners coverage
Day 3 Initial deposit is due per terms of agreement
Day 1-17 Seller delivers disclosures to buyer. Buyer performs inspections (Step 6)
Day 1-21 Loan is in underwriting and appraisal occurs (Step 7)
Day 21-30 Seller signs grant deed and staging is removed or seller moves out (Step 7)
End of Escrow Within final week of escrow period, buyer signs loan and closing documents and wires in closing funds (Step 7)

6. Home Inspections: Review Disclosures, Reports, & Repairs
It is the buyer's duty to schedule all desired home inspections and determine the overall condition of the property within the agreed timeline and contractual contingencies. Buyer will also review the disclosures, preliminary title report and complete any other due diligence during this period. During this time we will also negotiate any credits/repairs. Prior to closing, you will have the opportunity to do a final walk-thru of the property to verify property is still in acceptable condition and any negotiated repairs were done.
7. Loan, Appraisal, & Closing
You will order an appraisal of the property through your bank. Your completed mortgage application with all supporting documentation should be submitted to your chosen lender upon receipt of the fully signed Purchase Agreement. The bank then issues loan approval. Consequently, the buyer wires the closing funds to escrow, with the homeowner's insurance in place, and then the loan will be funded with clearance to close.
