How To Buy A House That's Not For Sale

Despite the headlines, the fact of the matter is we have too little housing inventory in Los Angeles. And despite a recent pull back in buyer demand, this issue is so systemic and multi-factor that it will be with us for the foreseeable future.

The good news is, I am a professional house-hunter! And honestly have been long before I was officially a licensed realtor. I have always loved stalking houses and neighborhoods and now I get to serve my clients that way.

How do I find homes for my buyer clients? Here are just a few ways:

1. Track the MLS in Real Time

I also have access to tons of Compass exclusive properties that agents at other brokerages or buyers on their own can't see. And whenever possible, I will actually preview those homes for clients...because pictures can be deceiving!


2. Talk to Agents

I talk to agents I know - I attend multiple networking groups / masterminds  / office meetings where we share upcoming and off-market listings. And agents I don't yet know -I will proactively call agents looking for properties.


3. Talk to Homeowners

Depending on the buyer's needs I have door-knocked, sent targeted letters, cold called, etc. to get in front of would-be sellers for my clients.


4. Old-Fashioned Stalking 🤣

But seriously, I follow agents, stagers, photographers, interior designers, real estate blogs, etc. to stay in the know. I am literally working on an off-market deal in my DMs right now!
